NOTICE OF SUBSTITUTE TRUSTEE'S SALE By virtue of the authority vested in the Substitute Trustee under that certain Deed of Trust dated May 23, 2014, executed by Shirley Watson securing the original principal sum of $90,000.00 to Daniel D. Coughlin, Trustee, for the benefit of Lee Bank & Trust Co., of record in the Office of the Register of Deeds for Washington County, Tennessee, on Roll 836, Image 1900 as further secured by an Assignment of Leases and Rents of record on Roll 836, Image 1910, and the undersigned having been appointed by instrument of record on Roll 1034, Image 1682, and default having been made under the terms of said Note and Deed of Trust and all provisions of same having been complied with so as to authorize the Trustee to advertise and sell the property described in said Deed of Trust. Therefore on March 12, 2021 at 12:00 p.m. at the front door of the Old Washington County Courthouse located at 100 East Main Street, Jonesborough, Tennessee, the undersigned will sell the property described in said Deed of Trust, and hereinafter described, at public auction to the highest and best bidder, for cash, in bar of all equities of redemption, homestead, dower, and all other rights or exemptions of every kind, all of which were expressly divested in said Deed of Trust, said property being described as follows: The following described property located in the 11th Civil District of Washington County, Tennessee, and more particularly described as follows, to-wit: BEING Lot No. 23 of the Boone Trail Subdivision to the City of Johnson City, as shown by map or plat of record in the Register's Office for Washington County, Tennessee, in Plat Book 5, Page 26, to which reference is here made. There is EXCEPTED from the above the following described tract of land: Beginning at a point on the westerly margin of Navaho Drive, said point of beginning being the dividing line between Lots 23 and 24; thence along the westerly side of said Navaho Drive, South 12 degrees 43 minutes East 10 feet to a point, a new corner; thence South 49 degrees 45 minutes West 89.5 feet to the point of intersection of Lots 23, 24, and 25; thence along the original line between Lots 23 and 24, North 44 degrees 10 minutes East to the point of Beginning, and being a strip of land lying along the westerly side of Navaho Drive and having ten feet along Navaho Drive, and continuing back 89.5 feet on the southerly side and 94.6 feet on the northerly side to a point, said point being the dividing line between Lots 23 and 24. This conveyance is made subject to the restrictive covenants appearing of record in the aforesaid Registry in Miscellaneous Book 36, Page 552, to which reference is here made. AND BEING the same property conveyed to Shirley Watson by deed of record on Roll 251, Image 3 in said Register's Office. Tax Map 029K; Group A; Parcel 008.00 This sale will be made subject to all unpaid taxes, and subject to any applicable easements and restrictions or prior liens or mortgages, if any. In the event the high bidder at the foreclosure sale should fail to comply with the submitted bid, the Trustee shall have the option to accept the next highest bid in which the bidder is able to comply or to re-advertise and sell at a later sale. The right is reserved to adjourn the day of sale to another date certain without further publication upon announcement on the day of the sale at the time set forth above.
