New retail, restaurants coming to Kingsport Pavilion

Decorators Warehouse plans to open a store at Kingsport Pavilion by around year’s end.


And Ulta Beauty’s new store there is almost stocked and is set to have a grand opening July 25.


Cardon Smith, vice president of Pavilion developer Merchants Holding Co. LLC, said another retailer almost has finalized plans for a Pavilion outparcel in front of Dick’s Sporting Goods, and he is working with two restaurants to take outparcels, too.


Those are among the most recent developments at the Pavilion, which opened last year with anchors Kohl’s and Target on the old Mason-Dixon trucking terminal site just east of Lowe’s Home Improvements in the 2600 block of East Stone Drive.


“We’ll start the building next to Dick’s at the end of August and finish up phase one,” Smith said.


In nine to 12 months, he said phase two — 35 acres from just east of Leslie Branch almost to Beason Well Road — would be started.


Of that space, he said Decorators Warehouse will occupy about 10,000 square feet yet to be built next to Dick’s. He said another retailer would occupy a 10,000-square-foot space, and a third one would occupy a 15,000-square-foot space. All that construction should be done before Thanksgiving.


Meanwhile, Ulta plans a grand opening for July 25 in a store between Books A Million and Kohl’s.


The first phase is a $55 million development on 51 acres from Clark Branch to Leslie Branch. This phase, which includes the main anchors, will total about 484,000 square feet.


Phase two includes 27 acres east of Leslie Branch. It will add about 200,000 square feet to the shopping complex.


In addition, a nearly 8,000-square-foot building is going up near the Verizon Wireless building on the east end of the Pavilion. The city has issued a building permit for work to start there, and it should be done and possibly occupied by Christmas, Smith said.


“It would be your typical small shop tenants,” Smith said.


Other space is still available in the western end of the development.


Smith said a retail tenant for the outparcel in front of Dick’s, near Stone Drive, should be announced soon. In addition, he said he’s close to closing deals with two restaurants to locate at the Pavilion.


“We’re very pleased with the Pavilion. That’s what we do, these ‘quality power centers’ we like to call them,” Smith said.
