KINGSPORT - A new planned community in Kingsport will offer 60 home sites within a five-minute drive to major employers, at a cost of $140,000 to $200,000 per house and lot.
"We know there are hundreds of families in our region that are in search of a quiet, family-friendly community that's also convenient to work, shopping and schools in Kingsport," Bob Garrett, developer of the new planned community, said in a news release.
Harmony Ridge, touting mountain views and a rural setting, is located just off Granby Road on Ramsey Road at Exit 55 along Interstate 26. Within a five-minute drive of Eastman Chemical, BAE Systems, Holston Valley Medical Center and AFG Industries, Garrett said it would be ideal for those who want to spend less time commuting and more time with their families.
The development will include a pool, cabana and wide streets.
Developer Atlantic Investments Group LLC is also the developer of Pointe 24 on Boone Lake in Johnson City and a luxury condominium development in Pigeon Forge.
NETWORKS â€“ Sullivan Partnership and the Kingsport Economic Development Board have been working to attract more residential housing developers to Sullivan County and Kingsport.
"While sales of high-priced homes have slowed in the Tri-Cities, new homes in the $140,000 to $200,000 range are in high demand," said Garrett, who is also president of Atlantic Investments. "Because the custom home models we offer utilize panelized construction, we can reduce the time and wait for completion, yet provide high-quality construction and superior energy efficiency."
Five panelized models are offered ranging from about 1,300 to 2,000 square feet. Models include options for an attached garage and basement.
In addition to panelization, Garrett said Atlantic has incorporated system-built construction into its processes. As with panelization, system-built homes are assembled in a manufacturing facility, with large sections of the house near completion when delivered to the site. A home can be erected on site in less than a week and finished in less than three weeks. He said the end result is a better-engineered, better-built home, costing less than a traditional stick-built home. Options and upgrades include high energy efficiency appliances.
