Goose Creek Center almost ready for tenants

KINGSPORT - Thanks to what the owner and developer called an entrepreneurial spirit emanating from city leaders, Goose Creek Center on Jack White Drive soon will be open to tenants.

"It should be finished to the point I'm going to do it in two or three weeks," Andy Brooks said of the 20,000-square-foot, L-shaped center on land once owned by Lowe's.

Once tenants commit, Brooks said he will have the space customized for their use. Space from 1,500 to about 7,500 square feet is available, he said.

"I see it being professional with specialty-type retail. It's not destination-type retail," Brooks said.

Asked about the origins of the name, he said a friend suggested the name and it stuck. Geese sometimes frequent the nearby Reedy Creek, he said.

Brooks credits a retail and redevelopment renaissance in the city to forward-thinking city leaders and officials.

"The reason things are happening and the reason I'm doing this is because of the attitude of the city government and the entrepreneurial spirit our city has, our city manager has, as well as our mayor," Brooks said of City Manager John Campbell and Mayor Dennis Phillips.

"We're (the greater Kingsport area) on a roll because of that attitude."

East Stone Commons emerged from the old Kingsport Mall site, a project of Roger Ball, and Ball has plans for a shopping center on land just south of Goose Creek Center, across Reedy Creek, as well as tentative plans for the old Cox Oldsmobile dealership building he has bought and is having torn down.

In addition, Kingsport Pavilion is developing on the old Mason Dixon trucking site on East Stone Drive, with 430,000 to 440,000 square feet of retail space, including Target as an anchor.

Town & Country Realty is marketing Goose Creek Center, and Victor Brooks is an affiliate broker listing the property. He also is the son of Andy Brooks.

The younger Brooks said things like a dentist office and a restaurant would be possible tenants.

Adjoining the Goose Creek Center site to the east, the TCI Group is marketing a 4-acre tract between the Golden Corral and Goose Creek Center.

"We're marketing it, but we don't have anything on it," TCI agent David Prince said.

He said the property is for sale, and the owner would consider built-to-suit proposals.
